282,435 SF of Class A shallow-bay industrial space coming to the greater Sacramento region
RANCHO CORDOVA, Calif., Aug. 31, 2026 /PRNewswire/ — VanTrust Real Estate has broken ground on Rio Del Oro Business Park, a new Class A industrial development in Rancho Cordova. The project represents a forward-looking investment in the greater Sacramento region’s expanding industrial base, delivering three modern Class A shallow-bay buildings and 282,435 square feet of new opportunity to one of Northern California’s fastest-growing employment centers. The buildings will total 112,825, 103,690, and 65,920 square feet, respectively, for a total of 282,435 square feet of industrial space. Construction began this week, with delivery anticipated in summer of 2027.
Located on an 18.72-acre site at Rancho Cordova Parkway and Gold Dredge Way, the new industrial development sits within the Rio Del Oro Specific Plan, the largest master-planned community in Rancho Cordova’s history and a growing employment center for the region. The site is strategically positioned along the U.S. Highway 50 corridor and is minutes from Sacramento Mather Airport, with connections to Interstate 5, Interstate 80 and Sacramento International Airport. In addition to being able to tap into the area’s transportation network, there is also consistent demand for shallow-bay industrial space in this submarket. The project will specifically cater to local and regional users requiring lease space in the 15,000 to 50,000 square foot size segment, with suites starting from approximately 15,600 square feet that can be combined to fit tenant needs.

Each building is designed with dock-high and grade-level loading, and generous truck courts, with 360 car parking stalls provided across the site. The project was designed by HPA Architecture, with Uprite Construction serving as general contractor and Wood Rodgers, Inc as civil engineer.
The development is expected to generate substantial economic benefits for the region, including job creation, increased tax revenues, and a boost for surrounding business activity. It will also strengthen the city’s position as an employment center within the greater Sacramento region. The project will be represented by the Colliers team of Mark Demetre, Michael Hoo and Nathan Miller.
