Limited-time incentive expands credit score requirements on FHA cash-out refinances and conventional loans, giving eLEND broker partners more ways to serve borrowers.
PARSIPPANY, N.J., Nov. 2, 2026 /PRNewswire/ — eLEND, a national residential mortgage lender, announced today CreditEdge, a limited-time lending incentive that expands credit score eligibility on FHA cash-out refinances and conventional loans.
Through CreditEdge, eLEND will accept FHA cash-out refinances with credit scores as low as 500 and conventional loans with credit scores below 620, subject to AUS approval. The incentive gives mortgage brokers and lending partners a new path to serve borrowers who have been held back by traditional credit score requirements, at a time when affordability remains a major hurdle in housing.
“The Fed held rates steady last week, and with inflation still weighing on the economy, affordability can’t wait on rate relief,” said Rob Pieklo, President and CEO of eLEND. “That’s why we’re focused on what we can control. Expanding credit score requirements, backed by AUS approval to evaluate each borrower’s ability to repay, gives our broker partners more ways to get deals done and helps more people get into homes.”
According to the National Association of REALTORS® 2026 Home Buyers and Sellers Generational Trends report, first-time buyers made up just 21% of all home buyers, down from 24% in the previous survey and the lowest share since NAR began tracking in 1981. At the same time, FICO’s Spring 2026 Credit Insights report found the average U.S. FICO® Score slipped to 714, with lower-score segments expanding. Meanwhile, ICE’s August 2026 Mortgage Monitor reports that 47.5 million mortgage holders have $11.7 trillion in tappable equity, an average of about $212,000 each.
“Our broker partners tell us credit score requirements are one of the main reasons they have to turn borrowers away,” said Michael Brenning, Chief Operating Officer of eLEND. “That’s changing. With expanded credit score requirements on FHA cash-outs and conventional loans, our partners can help clients tap into their equity, get more first-time homebuyers in the door, and close more loans before year-end. And with every loan backed by AUS approval, we’re expanding access without compromising on responsible lending.”
Under the new guidelines, FHA cash-out refinances will be eligible with credit scores as low as 500, and Fannie Mae and Freddie Mac conventional loans will be eligible with credit scores below 620. Eligibility will be determined through AUS, and loans must receive an Approve/Eligible finding from Desktop Underwriter (DU) or an Accept finding from Loan Product Advisor (LPA), the automated underwriting systems Fannie Mae and Freddie Mac use to evaluate loans against agency guidelines. When private mortgage insurance is required on a conventional loan, a minimum credit score of 600 applies. The expanded requirements are available on primary residences only, and loans must be locked by December 31, 2026, to qualify.
While a credit score is an important indicator, it is only one piece of a borrower’s financial picture. AUS evaluates a borrower’s complete profile, including income, assets, debts and payment history, which is why Fannie Mae, Freddie Mac, and FHA rely on automated underwriting to assess creditworthiness. By pairing expanded credit score requirements with AUS approval, eLEND can open the door to more borrowers while maintaining responsible underwriting standards.
For eLEND’s mortgage brokers and lending partners, CreditEdge creates an opportunity to revisit previously declined scenarios, re-engage borrowers they may have referred elsewhere, and help more clients move forward with a home purchase or cash-out refinance.
CreditEdge is available through eLEND’s retail, wholesale, and non-delegated correspondent channels. The incentive reflects eLEND’s continued commitment to innovation in lending, consistently adding products and tools that help brokers serve more clients and compete in any market. Recent additions include an expanded renovation suite featuring the AI-powered Ready4Remodel platform, eXPRESS HELOC, and DSCR loans, with Jumbo AUS coming soon.
