AnyProp Opens Unified MLS Data API with Nationwide Listings Coverage

After two years in stealth, the 75 & Sunny Labs incubated company is launching its MLS data processing and compliance platform to qualified real estate brokerages and vendors

NEW YORK, Sept. 17, 2026 /PRNewswire/ — AnyProp, co-founded in 2024 by Spencer Rascoff, Lawrence Zhou, and Lee Lin, announced today that it is opening its MLS Data API nationwide to qualifying real estate brokerages and software vendors serving MLS participants.

Spencer Rascoff (Pacaso), Wil Chockley, Lee Lin (RH Advisors), and Luis Poggi (HouseWhisper) at Blueprint Las Vegas.  All four individuals co-founded companies that later became AnyProp clients.

In most markets, the local Multiple Listing Service maintains the most accurate and comprehensive source of residential listings data. But accessing that data at scale requires navigating different approval procedures, licensing requirements, data schemas, display rules, reporting obligations, and vendor policies for 500 separate MLS organizations. Feeds change constantly as MLSs migrate platforms, add or remove fields, revise data-use restrictions, and introduce new compliance requirements.

For brokerages expanding across multiple markets, keeping up can require a dedicated team of engineers and operations staff. AnyProp was built to make that problem manageable.

AnyProp is an approved IDX, VOW, and BBO feed vendor with every major MLS in the country. The company hosts and maintains listing data and photos across a broad network of MLSs and makes that data available through a normalized nationwide API. It also works with clients to satisfy applicable feed usage, attribution, reporting, and other MLS compliance requirements.

An idea born from a shared industry problem

The idea for AnyProp began in the summer of 2024.

As one of the most prolific proptech investors, and as the former CEO of Zillow and current co-founder and Chair of Pacaso, Rascoff had repeatedly seen brokerages and proptech companies struggle to obtain and maintain MLS data access. Zhou encountered similar challenges building software for brokerages. Together with Lin, they saw an opportunity to build a dedicated company that could make nationwide MLS infrastructure dramatically easier to access and maintain.

Built quietly through personally referred clients

AnyProp remained in stealth for two years while expanding coverage and refining the product with a selective group of early adopters.

The company initially worked primarily with businesses referred through the founders’ own networks or introduced through entrepreneurship communities including GEM, Equity Angels, Moderne Ventures, and Y Combinator. During the beta phase, brokerage firms serving thousands of real estate agents relied on AnyProp to power their listings database and display.

Those customers ranged from early-stage brokerages launching new approaches to home search to established national companies, including Pacaso. Almost all of them also contributed feedback that shaped the product. One example came from customers who wanted a fuzzy-address search feature that can take a partial or misspelled address and return geocoded property matches ranked by confidence.

Opening to All MLS Participant Brokerages

AnyProp’s ideal customers include large national brokerages looking to reduce the burden on their internal engineering and compliance teams. But the company also works with MLS members that may initially need data from only a handful of markets — or even a single state.

The economics are compelling at any scale. Nationwide data infrastructure can involve substantial cloud storage and media-hosting costs before accounting for the engineering, vendor approval, compliance, and operational staff required to maintain hundreds of feeds. For smaller brokerages and their in-house engineering teams, becoming an approved MLS vendor with IDX licensing requires significant monetary costs and a large engineering overhaul.

AnyProp pricing is very favorable compared to attempting to replicate all of the work with an in-house team. Furthermore, customers can add markets as they expand and remove markets with 90 days’ notice. AnyProp does not require long-term lock-in and offers prospective customers a sample API and data-preview tools before they commit. The company also provides daily support through Slack and works directly with customers as they add new MLSs and markets.
